Housing types and eras

Housing types are not styles. Each one is a solution to a problem of land, cost and transport at the time it was built, and the solution persists in how the building lives today, long after the problem has gone.
The terrace
Terraced housing is the most land-efficient form of house building, which is why it dominates wherever land was expensive relative to construction. Narrow frontage and a deep plan follow directly: the cheapest thing to build is a wall shared with a neighbour, so the plan grows backwards instead of sideways.
The consequences are structural and practical. Mid-terrace homes lose heat through only two external walls, which makes them comparatively cheap to keep warm. But the deep plan leaves middle rooms further from daylight, rear access may be impossible without going through the house or a shared passage, and any work to the party wall involves a neighbour by necessity.
The semi-detached house
When transport widened the radius of development, land close to the centre stopped being the only option, and the semi-detached pair became the standard suburban unit. It offers the shared-wall saving of a terrace with side access to the rear, which is why it accommodates extensions so readily: a side return, a rear addition, and later a roof conversion are all straightforward on a plan of this shape.
Postwar planned estates
Estates built as complete layouts rather than street by street are recognisable by their standardisation: a small number of house types repeated, consistent setbacks, and open space designed in rather than left over. Many separate vehicle and pedestrian routes deliberately. The building fabric of a given estate tends to be uniform, which means its typical defects are uniform too, and are usually well documented locally.
The cul-de-sac
The cul-de-sac is the clearest expression of designing around the car. Removing through traffic makes the street quiet, but it also means the layout is legible only from a plan: houses face a turning head rather than a continuous street, distances on foot are longer than they look, and the network depends entirely on the single road that serves it.
Flats: purpose-built and converted
A purpose-built block is designed as flats: the structure, sound separation, services and access are planned for multiple households, and communal parts come with a management and cost structure attached to ownership. A conversion is a house subdivided afterwards, and everything depends on how well that was done. Sound transfer between floors, the routing of services, and the arrangement for maintaining shared parts are the questions that distinguish a good conversion from a poor one.
What era predicts
- Wall construction and therefore how insulation can be added without causing damp problems.
- Whether roof space is usable, which depends on how the roof was framed.
- The likely condition and capacity of drainage, wiring and heating, all of which have service lives shorter than the building's.
- Whether the plan can be extended within the plot, which is usually a question of plot shape rather than of the building.
None of this makes one era better than another. It makes each era predictable, which is more useful.
